Floor System
Floorjoist, beams, sill plates and bridging are all kiln dried, never green lumber, so your floor will always remain level. Double 2x10 SPF perimeter/floor joists, 16 inches on center floor joist with ledger for 27'6" wide home and 2x8s for 24 wide. 19/32 or 3/4 tongue and groove osb subfloor glued and nailed (plywood available) Vinyl flooring in kitchen and bath.

Powerful Energy Efficient Wall Construction
The exterior wall studs are 2x6 kiln dried spruce/pine/fir containing more lateral strength that conventional framing with R-19 high density insulation. The exterior wall sheathing is recycled fiberboard (osb) or plywood (optional) with tyvek or equiv. wrap. Homelink exteriors feature the natural look of select grade Cedar (optional) or durable maintenance free vinyl siding, which can be accentuated with stone or brick. Interior walls 2x4 with 1/2" drywall glued, screwed or nailed finished and painted two coats primer white. Interior walls may be insulated for sound transmission.

Quality Roof and Ceiling
5/12 truss roof (capes12/12) with 7/16 osb sheathing (plywood available) 25 year Architectural dimensional shingles with 15# felt. 7/12, 9/12 roof pitches available for any model. Soffit10" on eave front and rear. Aluminum facia, vinyl soffit and louvered ridge vents. Gable overhangs (optional) InsulationR-30 in ceiling. Ceiling @8'drywall glued with smooth finish.

Designer Interiors
Stain Resistant carpets with 1/2" foam pad. Vinyl floor covering in Kitchen, bath and utility areas. Large choice of colors for each room. Shelves and bar in closets. Ceiling lights in Kitchen, bath, dining rooms, halls and foyer. Paddle fan boxes available for Bedrooms (opt). Two stories & Capes with stairs. Railings (optional). Interior doors 3 hinge 1"3/8 stained luan doors with Colonial trim painted or stained. Privacy lockset on bath and Master bedroom passage door knobs on all other interior doors. 1x10 jamb for marriage wall archways.

Maintenance Free Exteriors
Insulated Steel 3' raised panel front and 2'8" rear door with compression weather-stripping and raised thermal break providing you with both comfort and security. 5' Thermobrake patio door (as per plan). Superwindows flawless operation with maintenance free PVC combined with; thermal sealed glass for the ultimate in energy efficient, with convenience of "tilt in" for cleaning, screens included. Vinyl siding-Lifetime warranty.

Plumbing Safety Features
Copper fresh water lines stubbed though with "no lead" solder connections. Anti-scald valves safety features so noone can accidentally "get burned" from hot water. ABS waste and Vent system. Shut off valves. Hot water heater (optional).
